Choosing a Service Format That Actually Fits

A focused blog post built around practical decisions and constraints.

When a client approaches us about a new industrial complex or technology park, the first conversation rarely starts with drawings or budgets. It starts with a question about how we work: whether we take the project from the first survey to the final slab, or whether we step in at a specific stage. The answer changes everything downstream, from the documents we prepare to the equipment we schedule.

We offer three basic formats. The first is a full engineering contract, where we handle the structural base from soil studies to the finished foundation. The second is a construction-only agreement, where the client brings their own design and we execute it. The third is a technical advisory role, where we review plans, supervise critical pours, and sign off on load-bearing elements without managing the whole site.

Each format has a clear tradeoff. A full contract gives us control over sequencing and quality, but it also means the client depends on our calendar. Construction-only work is faster to start, yet it leaves less room to adjust the design when the ground behaves differently than expected. Advisory roles are the most flexible, but they only work when the client already has a strong engineering team in place.

In practice, most of our clients in Uruguay choose the full contract for the base structures and keep the rest of the project with their own teams. That split works well because the foundation is the part where coordination errors are most expensive to fix. Once the slab is poured, changing a load path or adding a pit for underground services becomes a demolition job, not a drawing revision.

If you are still deciding which format fits your situation, the useful question is not which one sounds more complete. It is which stage of the project you can actually supervise, and where you need a contractor who can make decisions on site without waiting for approval. That distinction usually settles the matter faster than any comparison table.
